On August 3, 2009, FEMA issued new flood designation maps with known
errors. So why would they issue maps with known errors??
Good question... but no good answer, other than it is a Federal
government agency. These mapping errors not only affected
properties across Tulsa, but affected properties across the entire
United States. Riverview has been on top of the issues and has
the following remedies in place to correctly report flood plain status
within our neighborhood. |

Corrects FEMA flood designation of vacant lots. This is FEMA's
GUARANTEE that structures built above the Base Flood Elevation will NOT
be in the flood plain and will NOT be required to have flood insurance.
As you can see on the CLOMA:
ALL OF OUR HOME BUILDING SITES ARE ABOVE THE BASE FLOOD ELEVATION. |

This application removes one square mile of land
South of 101st street from the FEMA flood plain. Prepared in a
joint effort by The City of Tulsa, FEMA, and Riverview Park Estates, it
expands the removal of flood plain beyond the Riverview Park Estates
boundary, and includes properties in Delaware Point to the North, and
the properties to the South down to the bridge on Delaware Avenue.
This application is expected to have final approval in the fall of this
year. |

NOTE: FEMA's refers to Base Flood Elevation as "1% Annual Chance
Flood Elevation (NAVD 88) on the LOMA and CLOMA forms.
